Our process

let's build something extraordinary together!

Step 1: Meet and Greet

In this initial meeting you will meet with owner Chad Knowles to discuss your needs and vision. This meeting happens at our office, over the phone, or at the potential build site.
  • We will give you a little overview of what Malex Custom Homes is all about and the benefits of working with our team.
  • This is an obligation free meeting to learn your needs and wants for the project.
  • Review the project scope and project location.
  • Review your budget, expectations and viability of the project.
  • Review timeframe to start and complete the project.

Step 2: Planning Process

Once budget, schedule and overall vision align, we begin planning and get an idea of what you are looking for in your home. We believe that custom building projects benefit from builder involvement when making design and budget decisions.
  • We will begin by getting a list of what's most important to you!  Open concept?  A large master retreat? An outdoor living area you never want to leave?  Modern?Rustic farmhouse?  Is this your forever home or just a stepping stone? This is the time to share all of your great ideas!
  • We will want to visit the lot and see what we are working with.  Lets make sure you are happy with the location of the house on the site, which direction it will face, where the driveway will be, and if out of town, get an idea of the septic/water/power situation.
  • Is energy efficiency something that is important to you?  We take pride in the way we build very efficient houses and will  work with you to fit as many of these methods into your budget as possible.
  • Once we have a layout on paper we will go back and forth with you, making as many changes as we need to ensure it is a home that you are absolutely in love with.
  • We work with our trade partners, vendors, and if requested, design team to begin pricing the project.
  • We create a proposal with a mix of fixed-priced items, things that we can commit to and allowances for others that will be chosen along the way.  Finishes (flooring, countertops, cabinets etc.). Input from historical data, information from the designer as well as client input, help create the allowance budgets.
  • Once the blueprints are finalized and you're happy with the proposed budget, it's time to sign.  You'll be presented with a contract and will put down a deposit.  Let the fun begin!

Step 3: The Build

Your vision is coming to life and you can start seeing the reality of your dreams! During construction,  communication is consistent to keep you informed of the progress.  We will request walk-throughs with you at certain stages to make sure that everything is looking like you had expected.  Minor changes are no problem at this point, and it's easier to adjust as we go than once we are done. We understand that not everyone spends a lot of time designing off blueprints and that sometimes things look a little different when you are standing in the physical space.
  • The construction contract is signed and building permits issued.
  • The design and most finish selections should be completed at this time.  We will stay involved to keep you aware of allowances and keep track of budgets as we start making selections.
  • We repeatedly work with many of our designers, suppliers and sub-contractors and we consider them a part of our team and family at work!
  • Any additional work outside the contract can be discussed verbally or through emails.  We may require change orders to be signed to avoid any issues down the road.
  • Once construction is completed we will do a final walk-through, hand over the keys and welcome you to your beautiful new custom home!
